However, the entire process, from initial inspection with a roofing specialist to the final inspection, typically spans 2 to 4 weeks once permitting, material delivery, and scheduling are factored in.
Does the homeowner need to be present during the work?

Why does Santa Fe have so many flat roofs?
In 1880, the main railroad line was routed through Albuquerque rather than through the more mountainous terrain near Santa Fe, triggering an economic downturn after the Santa Fe Trail boom. In 1912, shortly after New Mexico achieved statehood, city planners established the “Santa Fe Style” to encourage tourism and set the city apart from the rest of the country. McPartlon Roofing specializes in the removal and replacement of foam roofs rather than localized repairs. Foam roofing material is highly porous and absorbs moisture once the surface is compromised, leading to internal deterioration that makes permanent spot repairs technically unfeasible. A full replacement ensures a reliable, long-term result.
Do solar panels need to be removed before roof replacement?
Yes, if the panels are located on a section of the roof being replaced. Solar panels should be disconnected and reconnected by the original installer or another licensed contractor. Panels typically do not need to be moved for routine maintenance or small repairs.
Do rooftop air conditioning units need to be disconnected?
Rooftop HVAC units do not need to be removed. However, because McPartlon Roofing is not a licensed electrical contractor, rooftop units must be disconnected before the start of the project and reconnected after completion by a licensed HVAC or electrical professional.
How is a modified bitumen roof installed?
Installing a modified bitumen roof begins with thoroughly prepping the roof deck and securing rigid insulation boards to establish a solid, energy-efficient base. Over this foundation, installers lay a heavy asphaltic base sheet to create an initial barrier against moisture before applying the primary top layer, known as the cap sheet. This mineral-surfaced cap sheet is fused into place using a propane torch to melt the underside asphalt. The entire system is then completed by carefully heat-welding or sealing all overlapping seams, parapet wall flashings, and drainage points, forming a seamless, weather-resistant shield built to handle flat-roof challenges.

Does a roof need regular maintenance?
Yes. All roof types benefit from regular maintenance. Depending on the roofing material, the building’s location, and its purpose, maintenance should be performed once or twice per year.
What does the annual maintenance plan cover? Is it a warranty?
The annual maintenance plan is a proactive service designed to extend the life of a roof. Inspections cover critical areas including pipes, penetrations, laps, canales, and seams, which are sealed as needed to prevent leaks and protect overall system integrity. The maintenance plan is not a warranty. However, plan members receive discounted rates on any additional repair services.
Are warranties or guarantees transferable?
Yes, our warranties and guarantees are transferable to new property owners. Transferability depends on how much time remains on the existing warranty term, and there may be a small administrative fee to officially transfer the coverage into the new owner’s name.
Does McPartlon Roofing install or service gutters?
Yes. Maintenance of existing gutters is included in most maintenance plans. McPartlon Roofing also installs new gutters, including custom, traditional K-style, seamless, half-round, and copper options.
